All references to ‘Hispania Mortgages’, ‘we’, or ‘our company’ on this website and in legal documents refer to Rocío Luna de Toledo Sánchez in her commercial capacity as Hispania Mortgages.

Following the European Directive 2014/17/UE and the Spanish regulation Ley 5/2019, de 15 de marzo, reguladora de los contratos de crédito inmobiliario, all mortgage brokers in Spain must be registered at the Banco de España as a Real Estate Credit Intermediary. This regulation is designed to set out specific rules to protect individuals who act as borrowers, guarantors, or sureties for loans secured by mortgages or other real property rights.
Rocío Luna is a Real Estate Credit Intermediary recognised by the Banco de España through the reference number D302. You can see her registration letter here. Additionally, she holds a Business Administration bachelor degree by the University of Murcia and is a member of the Official College of Economists of the Region of Murcia with registration number 30/1985.

While she may receive commissions from some banks, her primary earnings come from a transparent fee structure charged to her clients, ensuring unbiased and dedicated service. In the unfortunate event that you need to present a claim, rest assured that we comply with Spanish regulations and are legally obligated to respond to customer claims within one month of their submission, provided they are presented in the correct form and manner. If you are not satisfied with our resolution, you may escalate your claim to the Bank of Spain’s Claim Service within 12 months from the original claim presentation date.
